In the past few years, new products have become available that offer many advantages to co-ops and condos. Here are just a few of the products that we have found most beneficial from the standpoint of economy and reliability.
Infrared Moisture Scans
State-of-the-art infrared cameras can pinpoint the extent of moisture infiltration and damage in the surface of a roof. This technique works on the same principle as a CAT Scan - only for roofs. It is a non-invasive method that is being used by architects, engineers and exterior restoration contractors because it can determine early detection of problem areas before costly repairs become necessary.
Infrared Roof Moisture Scans work on most roof surfaces, including built-up roofs, smooth and mineral surfaced modified bitumen roofs, and mechanically fastened and fully adhered single-ply systems. Also, depending upon the time of year, ballasted single-ply roofs may be scanned with excellent results.
Glass Fiber Reinforced Cement (G.F.R.C)
The most popular four-letter word in exterior restoration today is G.F.R.C., an acronym for glass fiber reinforced cement, the lightweight cladding material used in façade repairs. G.F.R.C. not only simulates the appearance of terra cotta and limestone, it does so at a fraction of the weight, diminishing the possibility of overloading a building's structure. The process is straightforward, too. Molds are made directly from existing architectural detailing and sculpture on the building's façade, and crumbling stone and masonry are replaced with exact replicas of original detailing.
Additional benefits include the endurance of the material, which is comparable to stone, and the speed and ease of fabrication.
Liquid Applied Roofing Systems
Another group of cutting-edge products is liquid applied roofing systems. These liquid reinforced-polyester materials are literally poured onto roof surfaces and evenly disbursed in a safe flameless application. The result is a seamless roof, less likely to puncture or form gaps in which water can collect. Plus, these high bonding materials are competitively priced and come with unprecedented 30-year warranties. They are also available in a wide range of colors, including lighter shades that can bounce heat off a roof in the summer instead of absorbing it - which can be a big utility bill saver.
