Association Reserves Launches  
 Rating System 
Association Reserves Inc., the nation’s  
leading provider of reserve studies, an- 
nounces the launch of Association Insights  
& Marketplace (AIM)—an online database  
that identifies more than 400,000 associa- 
tion-governed communities, including con- 
dominiums, co-ops, and homeowners asso- 
ciations. Using AIM, boards of directors can  
learn their FiPhO™ health score at no cost,  
by claiming their association and providing  
financial, physical, and operational details,  
according to a company press release. 
Similar to a FICO® score that measures  
consumer credit risk, the FiPhO™ health  
score, a term coined by AIM, distills the fi- 
nancial, physical, and operational health of  
an association to a single number. Providing  
the score is a solution to improve the overall  
health of these shared-ownership communi- 
ties, as well as to help interpret a vast array  
of real estate disclosures for the benefit of  
shoppers, buyers, and real estate agents, the  
release says. 
“The collapse of Champlain Towers South  
in Surfside was an extreme example of how  
an older condominium with underfunded  
reserves, deferred maintenance, and con- 
flict between the board and owners can be  
a recipe for disaster,” says Robert Nordlund,  
PE, RS, AIM’s co-founder and the founder  
and CEO of Association Reserves. “Pioneer- 
ing the FiPhO™ health score was the natural  
extension of three decades of subject matter  
expertise in the area of reserve funding.” 
“We are finding overwhelming support  
for this new way to qualify the financial health  
of associations,” explains AIM co-founder  
Cathy Schrader, PE. “As the site reaches its  
full utility, homebuyers and real estate profes- 
sionals will be able to search for an associa- 
tion, compare the FiPhO™ health score of dif- 
ferent properties, and make better-informed  
purchase and sale decisions.” 
The FiPhO™ health score is featured in an  
in-depth report that normally sells on the site  
for $49.99. As an introductory offer, AIM Re- 
ports will be available complimentary until  
Labor Day 2022.

Mackoul Acquires The Gateway in   
New Rochelle 
Mackoul Risk Solutions, an insurance  
agency in Manhattan, New Jersey, and Long  
Island that specializes in co-op and condo- 
minium insurance, announces its recent ac- 
quisition of The Gateway Condominium in  
New Rochelle. The press release says that the  
community association comprises 30 units, a  
health club, an indoor parking garage, and a  
playground. 
 “We are pleased to have been chosen as  
the new insurance broker and look forward  
to working with property management firm  
Librett Real Estate Group,” says Samantha  
Tucci, business development specialist at  
Mackoul.

Highest Private Club in NY Debuts 
According to a press release from real es- 
tate development firm Extell Development  
Company, the firm recently unveiled the  
100th Floor atop Central Park Tower—the  
tallest residential building in the world, situ- 
ated in what has become known as Billion- 
aire’s Row in Manhattan. Part of the building’s  
Central Park Club, the 100th Floor is New  
York’s most elevated private club,  offering  
private dining and entertaining spaces for the  
building’s 179 ultra-luxury condominiums at  
1,000 feet in the air. 
 “Central Park Tower’s 100th Floor is un- 
like anything else in the world and it’s only  
fitting that it is located in New York City’s  
preeminent  skyscraper,” says  Gary Barnett,  
founder and chairman of Extell Development  
Company. “In addition to the unmatched  
residences, which offer endless views, exqui- 
site architecture, and gracious layouts, Cen- 
tral Park Club is a defining element that fur- 
ther elevates our residents’ living experience.” 
 Central Park Club includes 50,000 square  
feet  of  white-glove  services  and  amenities  
spread across three floors, says the release.  
Spanning more than 8,300 square feet, the  
100th Floor, designed by design firm Rottet  
Studio, who also curated the building’s resi- 
dential interiors, features a grand ballroom  
with seating for more than 120 people, a pri- 
vate bar and restaurant with seasonal menus  
from Michelin-star chefs, and a wine and  
cigar lounge—all with 360-degree views of  
Central  Park,  the  Hudson  and  East Rivers,  
and the Manhattan skyline. 
 Colin Cowie Lifestyle serves as Central  
Park  Tower’s  food  and  beverage  operator  
and provides service throughout Central  
Park Club. Michelin-star chefs including Al- 
fred Portale, Laurent Tourndel, and Gabriel  
Kreuther will create a food and beverage pro- 
gram  offering signature  dishes throughout  
the year, notes the release. The five-senses  
approach that Colin Cowie Lifestyle has in- 
troduced within Central Park Tower includes  
a precisely formulated ambiance that changes  
throughout the day to ensure 24/7 comfort  
and tranquility, including lights that will  
adapt with the setting sun, music that will  
grow in tempo from morning to night, and  
custom seasonal scents. 
 “We have been in the business of creating  
bespoke luxury experiences for 35 years, but  
Central Park Tower is our first foray partner- 
ing with a luxury residential building,” says

wall. Also located on this floor is a residents’  
lounge with billiards, private screening and  
performance space, game room, and confer- 
ence room and business center, according to  
the release. With a focus on fitness and well- 
ness, the 16th floor amenities include a 63- 
foot  indoor  saltwater  swimming  pool  and  
spa, fitness and wellness center, squash/half  
basketball court, private treatment room, and  
mens and womens locker rooms with show- 
ers, steam rooms, and saunas.  
Central Park Tower features two- to eight- 
bedroom residences that begin on the 32nd  
floor of the building and range in size from  
1,435 square feet to over 17,500 square feet.
